Sandbrock Ranch's public resident website lists 2026 HOA assessments of $1,068 per year, paid in four $267 quarterly installments. For an Aubrey-area household comparing home costs, the quarterly payment and the annual budget are two views of the same assessment, not two charges to add together. Which association and which year?
The Texas HOA management-certificate registry identifies Sandbrock Ranch Homeowners Association in Denton County with an Aubrey address. The developer's HOA explanation describes CCMC's management role, and the resident assessment page names CCMC and the association's payment arrangements. The developer article is dated November 19, 2019, and still carries an older $780 annual figure. We use the expressly labeled 2026 resident assessment page for the current-year amount; the old article supplies background, not a competing current quote.
These figures are labeled 2026. They do not establish the 2027 assessment, a particular property's current balance or every possible charge due at a sale. A community mailing address does not establish municipal limits or which city supplies each service.
Quarterly due dates and a monthly budget equivalent
The page lists due dates of January 1, April 1, July 1 and October 1. It says late fees apply to an unpaid balance after 30 days past the due date. That statement does not move the original due date or establish a fee waiver for a particular owner.
Our budget calculation is $89 per month: $1,068 divided by 12. The published billing cadence remains quarterly. Setting aside $89 monthly does not itself pay the association, and a mortgage escrow payment should not be assumed to cover HOA assessments without checking the actual arrangement.
Fixed recurring payments can need a manual update
The resident page distinguishes an account-balance withdrawal setting from a fixed payment amount. It warns that owners using a fixed amount are responsible for increasing it if dues rise. Review the payment instructions through the official resident website and compare them with your statement.
This article does not enroll anyone in automatic payments or recommend one authorization over another. Before changing a payment setting, establish the amount, frequency and which party controls any future adjustment. Check current processing charges for your chosen method; we have not verified a complete card or transaction-fee schedule.
What the annual assessment does not settle
The $1,068 figure is the published regular assessment, not an all-in cost of owning a home. We have not verified property-specific resale charges, a special assessment, collection costs or every closing adjustment. Request the current documents applicable to the property rather than substituting a builder promotion or an old resale listing.
For other home-cost distinctions, our MUD and PID checklist separates district and assessment questions, while the Aubrey move-in guide explains address-specific services. Public family outings are in the Aubrey kids guide; HOA amenities and resident events have their own eligibility rules.
Sources and scope
The assessment page and public identity sources were checked October 15, 2026. This is a practical reading of the published 2026 schedule, not a new dues-increase announcement, a review of a private owner account or a confirmation of current board control. Recheck your statement and the association's current documents before acting.
