Y’all, the house payment is only part of the picture. Use our mortgage calculator to explore monthly costs in Prosper, Celina, Aubrey, Little Elm and the surrounding North Texas towns.
Every starting number is an illustration, not a current mortgage quote or a local tax estimate. Replace it with figures for the home you’re considering.

BEFORE YOU FALL FOR THE FRONT PORCH
Check the address, not just the town
There isn’t one property tax rate for every home in Prosper or the 380 corridor. City, county, school district and special district boundaries can change the bill. Start with the property record at Collin Central Appraisal District or Denton Central Appraisal District, as applicable, and confirm the relevant taxing units.
A seller’s tax bill can reflect exemptions or an appraisal that won’t match your situation. For a new build, confirm that your estimate includes the completed home rather than land alone. The Texas Comptroller explains how local property taxes work. Ask your lender or the relevant tax office for an estimate for your purchase; this calculator does not apply exemptions automatically.
Check the HOA documents and whether a municipal utility district (MUD) or public improvement district (PID) adds costs. Only put a charge in “Other assessments” if it is not already in your tax or HOA figure, so you don’t count it twice.
Get a home insurance quote for the actual address, and ask the lender about mortgage insurance. An example of $0 for mortgage insurance is not a statement that your loan will qualify without it.
What’s in this estimate?
We calculate a standard fixed-rate loan with equal monthly principal and interest payments. Annual taxes and insurance are divided by 12, then added to monthly HOA dues, mortgage insurance and separate assessments. A 0% rate divides the loan evenly over the term. A 100% down payment sets the loan payment and mortgage insurance to zero.
This is a planning estimate, not a loan offer, approval or affordability assessment. It excludes closing costs, points, prepaid escrow deposits, maintenance, utilities, extra payments and any loan fees added to the balance. It does not model adjustable rates, interest-only periods, mortgage insurance cancellation or future tax and insurance changes. Actual lender rounding and payment timing can differ.
The CFPB explains why principal and interest differ from the total monthly payment. Compare your figures with the Projected Payments and closing cost sections of your Loan Estimate.
